Strong demand for land is resulting in bumper sales at Box Hill, which will also be the site of a new HomeWorld, writes Katrina Creer.

AND sales at The Hills of Carmel subdivision at Box Hill are booming, with the developers revealing they are six months ahead of schedule.

Bob Welsh, property development consultant for The Hills of Carmel, said they had seen strong sales since the site was launched in May and sales had not slowed down in the lead-up to Christmas.

A recent release of 25 lots resulted in more than half selling on the first weekend.

“Strong buyer enthusiasm has seen us pick up our sales program to meet demand while our construction program is ahead of schedule also,’’ Mr Welsh said.

The Hills of Carmel is a 2000-lot masterplanned community across 223 hectares of newly rezoned Box Hill. A new HomeWorld is also earmarked, with plans recently announced for a 110-lot display village to also be built there.

“This really shows the quality of the future suburb, as builders want to display their best product,’’ Mr Welsh said.

There is a range of lot sizes on offer, from 300sq m to larger 870sq m blocks. These are priced from $427,500. Housing construction is due to start in February, with the first residents expected to move in mid-next year.

The new community, within The Hills Shire, will also include a new shopping centre, playing fields, schools and extensive outdoor space and bicycle paths. It is 40 minutes from Sydney CBD, 10 minutes from the future Rouse Hill train station and 10 minutes from the Hawkesbury River.

“As Sydney homebuyers continue to face a shortage of affordable housing, in particular detached dwellings, The Hills of Carmel offers a prime opportunity to buy into an area that not only offers a wonder quality of life, but will provide strong value growth over the medium to long term,’’ Mr Welsh said.

Jamie and Shirley Millar are among the first buyers into The Hills of Carmel and plan on building a five-bedroom, double-storey home for children Aaron, 16, Caitlin, 14, and Sienna, 10.

They are downsizing from acreage at East Kurrajong to be closer to family. Their 457sq m block is on a hill with views to the Blue Mountains.

“We really like that we will be part of a brand-new community – that’s exciting for us – and that it is close to the North West rail link and down the road from the town centre,’’ Mr Millar said.

“It has beautiful views and it still has that rural feel.’’

Box Hill is set to encompass 9,600 dwellings, with a population of more than 28,000. The Hills of Carmel development will create thousands of jobs and add about $700m to the local economy.
